Roof Deck Boosts Home Space

Monday, July 17, 2023

Deck roofs are highly sought after in homes with flat roofs. Roof decks are common in urban areas and allow for a better view of your surroundings and increase usable space.

There is no better place to relax than on the roof deck, where you can enjoy the view and enjoy precious moments with family and friends.

But what is the appeal of a roof deck design? Maybe it’s the inspiring views, a welcoming entertaining space, the ideal location for a high-rise garden.

Whatever the reasons that lead you to consider roof deck design, the project deserves serious design. Before we talk about roof deck ideas, you need to do some homework.

1.Check building codes and HOA restrictions

The first step in building a roof deck is to first determine if you can have a roof deck. Check all local building laws, especially if you live in a neighborhood where homeowners association rules must be followed. If you’re not sure what to do, you can also ask a local deck contractor and they will be able to help you determine if the code applies to your roof deck.

Can your roof structure handle the extra weight? A building code officer may be able to assist you here. Or maybe not. At the very least, they probably know the load requirements in your area. You may also need a master builder or structural engineer to determine the load-bearing capacity of the roof. They can determine if your existing roof can support the additional weight of the deck. Never build a roof deck space without checking first.

2.Ensure the construction environment

Typically, roof deck construction requires more work space than ground decks. You’ll need to determine how construction crews will gain access to your roof, whether it’s through indoor stairs to the roof or outdoor scaffolding. Some homes may even require a crane to access the roof deck, which means you must have enough room for the crane to move around trees or other obstructions.

3.Plan the surrounding landscape

Surrounding tree landscaping will be a very important part when it comes to roof decks. Trees provide natural shade and add an inviting natural ambience to the roof terrace space. Not to mention, they also offer some privacy from neighbors.

Depending on the trees on your property in relation to where you want your deck to be, you may need to cut down some trees or make plans to plant new ones for future growth.

You can also install built-in plant containers on your deck. Plant and shrub containers located around the deck can help provide the same privacy and shade benefits.

4.Choose the right finishing material

Deck material selection is important, more so for roof deck construction than for ground decks. Roof decks will experience harsher elements including sun, wind, rain and snow. Not all decking materials are suitable for roof decks, so be sure to do your research before choosing.

Pressure-treated lumber can splinter, requires a lot of maintenance, and typically requires 12 inches of clearance underneath, making it less suitable for most roof decks. Hardwood floors can be very expensive and not suitable for homeowners looking for an environmentally friendly option.

Laminate floors are very adaptable, require little maintenance, are cool to the touch, and are less prone to splintering. Even better, you can use composite materials for every aspect of your roof deck structure: floors, siding, stairs, railings, benches, gazebos. Anything you want to build with wood can be built with composites, creating a beautiful and cohesive design for your rooftop living space.

5.Choose the right deck furniture

The right furniture can transform a simple roof deck into a comfortable outdoor living space. Just like choosing the right materials to build your roof deck, it’s extremely important to choose roof deck furniture that can withstand direct sunlight and rain.

When choosing durable outdoor furniture, look for furniture that is suitable for outdoor use, is easy to clean, and is fade and stain resistant.

6.Design with pergola

Another benefit of a roof deck is that you can enjoy the bright and clear sky. However, sometimes sunlight can be too intense. If you want just the right amount of shade without compromising your perch experience, consider adding a pergola.

Pergola provides partial shade to outdoor living spaces. What’s more, a unique pergola design can add to the overall feel of your outdoor living space.

7.Add a seasonal element

There are many ideas for making your roof deck usable almost year-round. Plush throws allow you and your guests to lounge comfortably while infusing your space with rich textures and a welcoming vibe. You might also consider adding a fire pit to continue enjoying your outdoor space after the temperature drops.
